[ARCHIVED] Zoning Hearing Board Meeting Notice

NOTICE IS HEREBY GIVEN that the Willistown Township Zoning Hearing Board will meet on Tuesday, April 15, 2025, at 7:00 p.m., prevailing time, at the offices of the Township located at 688 Sugartown Road, Malvern, Willistown Township, Chester County, Pennsylvania, to conduct such business as may properly come before the Board and to hold a hearing on the following:

Application Z-3-25: Application of James E. Clayton, which seeks a variance from §139-28.C(2)(Side yard) of the Willistown Township Zoning Ordinance to permit the construction of a detached garage that will encroach approximately 18 feet into the required 30 foot side yard setback for the property located at 212 S. Valley Road, being UPI No. 54-1-34.4, in the R-1 Residential District; and such further relief as may be necessary. The Board previously conducted the hearing on this matter on March 26, 2025 and the record was closed. No further testimony will be received. The Board will render a decision on this Application.

Application Z-4-25: Application of MLT Investment Group, LLC which seeks a variance from §139-68.C(2)(Side yards) of the Willistown Township Zoning Ordinance to permit a parking area to encroach into the 40 foot side yard setback that is required to be maintained as a buffer planting strip. The Applicant also seeks a variance from §139-98.C (Location) to permit a parking area to remain where it is currently located on the property within 20 feet of a building where it is otherwise not permitted, for the property located at 514 E. King Road, being UPI No. 54-1P-183, in the HB Highway Business District; and such further relief as may be necessary.

Application Z-5-25:  Application of Robin Hamper, which seeks a variance from §139-159 (Riparian Buffer Area (RBA) Conservation District) of the Zoning Ordinance, which incorporates the provisions of Chapter 73, Environmental Protection, Article XII (Riparian Buffer Area (RBA) Conservation District) of the Willistown Township Code, to permit the construction of four illuminated columns at the driveway entrances to the property, which are within the Zone 2 Riparian Buffer Area, where they are not otherwise permitted under §73-62.B.(1) (Permitted uses), for the property owned by Nicholas Fly and Ashley Saville located at 75 Line Road, being UPI No. 54-2-61.1A, in the RA Residence District; and such further relief as may be necessary.

Application Z-6-25:   Application of Broadwing Builders Inc. which seeks a special exception pursuant to §139-90.B(2) (Nonconforming buildings or uses) of the Willistown Township Zoning Ordinance to permit the extension of an existing barn, which is a nonconforming building, for the construction of an enclosed parking area where such extension is only permitted by special exception for the property owned by Patrick Scullin and Giselle Geddes located at 27 Old Covered Bridge Road, being UPI No. 54-7-20.30, in the RU Rural District; and such further relief as may be necessary.  The same relief was previously granted by the Board in Application Z-1-22.
