NOTICE
NOTICE IS HEREBY GIVEN that the Willistown Township Zoning Hearing Board will meet on Wednesday, March 25, 2026, at 7:00 p.m., prevailing time, at the offices of the Township located at 688 Sugartown Road, Malvern, Willistown Township, Chester County, Pennsylvania, to conduct such business as may properly come before the Board and to hold a hearing on the following:
Application Z-14-25: Application of Diana and Alonzo Ellis which seeks a variance from §139-105.B (Fences or walls) of the Willistown Township Zoning Ordinance to permit the construction of an eight foot fence in the side and rear yards of the property where six feet is the maximum permitted fence height. The Applicants are the owners of the property which is located at 291 Boot Road, being UPI #54-6-20.1A, in the RU – Rural District; and such further relief as may be necessary.
Application Z-01-26: Application of Ted and Barbara Friedman which seeks a variance from §139-13.C (2)(Yards) of the Willistown Township Zoning Ordinance to permit the construction of a pool pavilion which will encroach approximately 20 feet into the required 40 foot side yard setback. The Applicants also seek a variance from §139-94.B (Yard exception for accessory uses and buildings) to permit an accessory structure with a footprint larger than 150 square feet to be located in the required yards for the construction of a pool pavilion which will have a footprint of approximately 445 square feet and height of approximately 10.75 feet The Applicants are the owners of the property which is located at 13 Fox Chase Road, being UPI #54-4-40, in the RU – Rural District; and such further relief as may be necessary.
Application Z-02-26: Application of Dmitry Yashin which seeks a variance from §139-159 (Riparian Buffer Area (RBA) Conservation District) of the Willistown Township Zoning Ordinance, which incorporates the provisions of Chapter 73, Environmental Protection, Article XII (Riparian Buffer Area (RBA) Conservation District) of the Willistown Township Code, to permit the installation of a swimming pool within the Zone 2 Riparian Buffer Area where it is not otherwise permitted under §73-62.B.(1)(Permitted uses). The Applicant is the owner of the property, which is located at 130 Jaffrey Road, being UPI No. 54-3-306, in the RA – Residential District; and such further relief as may be necessary.
Application Z-03-26: Application of Garrett Mill Farm, LLC which seeks a special exception pursuant to §139-90.B(2)(Extension) of the Willistown Township Zoning Ordinance to permit the extension of an existing nonconforming building by constructing a home addition to the existing single-family dwelling, which is presently located within the required front yard setback. Alternatively, the Applicant seeks a variance from §139-90.B(2)(c) to permit the extension of the nonconforming building which will not conform to the area and height regulations of the zoning district, where it is otherwise required. The Applicant is the owner of the property, which is located at 978 Garrett Mill Road, being UPI No. 54-8-11, in the RU – Rural District; and such further relief as may be necessary.
